It has two purposes: One is to point out that I now act as an Exclusive Buyer Broker -- which means that if you're interested in acquiring or leasing industrial, commercial, or investment property, I can provide you with a highly focused and out-of-the-ordinary service. The other is to help you recognize and deal effectively with the problems that exist when you're involved in the I.C.I. real estate market.
The essential points can be summarized as follows.
The Exclusive Buyer Broker idea This is the ultimate version of the Buyer Agency concept. Its effect is that I don't do any listing but work solely for buyers and lessees. In fact, my focus is on two objectives: a) an intensive search for the kind of property you're looking for -- regardless of its location, price, condition, or even known availabilty. If it's out there anywhere, it's my job to track it down. b) an absolute commitment to helping you get the best possible value for your money -- regardless of what the seller (or any listing agent) thinks the property is worth. If value is in the eyes of the beholder, it's your eyes that matter, not anyone else's. This type and level of service is not going to cost you anything other than my share of a commission that, one way or another, will be incorporated in the negotiated price for a property that interests you -- and this will be payable only when the relevant offer is accepted and if it's brought to a successful conclusion. Conducting / arranging a search Quite apart from the searching I can -- and will -- do on your behalf, you can (and probably should) do some browsing of the ICI World databases that are linked to this website. The Ontario Commercial and World Commercial buttons will take you to the gist of several thousand properties that are either available (listed or not) or are being sought in just about every category and location that could interest you. There's also a What my clients need button that will take you to a list of properties I'm presently seeking for clients, plus some that I believe are available for anyone interested in them. This information is all being constantly updated, and I have access to greater details of every one of the different listings. If you come across any that seem interesting, you just need to let me know the number(s) and I'll get all the particulars for you with an absolute minimum of delay. Everything you ever needed to know I'm quite prepared to apologize if I'm stating the obvious, but I do think there are a lot of questions you need to ask yourself when buying or leasing industrial, commercial, or investment property. Moreover, I'm far from sure that they're accompanied by an easy-to-find list of (magic) answers. In turn, each of them has a button of its own that offers a (relatively) short discussion of its topic. You can browse through all seven (or none!) of them in sequence or whatever other order you choose. They include links to a few websites that help clarify and/or expand on the points they cover.
